The Thrill of Hitting a Goal
One of the goals I set for the group at the beginning of the year was to increase our listing inventory. The objective became to generate at least ten new listings each month.
In the past I have never really placed a serious emphasis on listings. 90% of our sales volume came from buyer's agency over the past few years. I had one year where I was running after foreclosures and listed six properties during the year. But that involved a tremendous amount of work performing BPOs for free sometimes with the promise of new listings...which did not always pan out.
In July of this year, it seemed like the flood gates opened, and we started getting calls to list. Some of the new listing niventory was organic growth in that I had investors buying properties for rentals and turned those purchase deals into rental listings. But others were phone calls from referrals interested in listing their properties.
In July we not only hit our goal of ten new listings but we exceeded the goal and reached twelve new listings. We literally went from two active listings in June to twelve active listings in July. We have churned through half of those listings and are now poised to generate more new listings.
In looking back at what just happened in a thirty day period, I felt good about the new work and what the group achieved. And if you can do it once, you can do it again. I want us to ride this wave for months and years to come.
We learned a lot from this experience. Just getting yard signs and lockboxes and inputting the listings into the MLS and checking the various websites for traffic and so forth...not to leave out blogging about the listings of course.
