Changes with HUD Homes Listing Process

HUD made some major changes this year, and here are some of the affects in Georgia.  PEMCO, a company based in Hawaii, was the sole M&M (Management and Marketing) Contractor for HUD listings in Georgia, Hawaii and a few other places.  PEMCO receives the assignments from HUD and work with their group of approved Listing Brokers to farm the assignments out for listing.  It is said that the Listing Brokers received minimal compensation on the Listing side of the transaction and that bulk of the compensation (commission) was geared towards the Selling side.  The only way for the Listing Broker to enjoy greater compensation was to have both sides of the transaction.  So there was not much incentive to be a Local Listing Broker for HUD.

Now HUD has expanded the number of M&M Contractors to three in Georgia adding two more.  Hometelos and Ofori REO are the two new players in addition to PEMCO.  The process of dividing assignments among the three players is slowly coming together.  The first order of business is for the two new players to build their Local Listing Brokers resources.  PEMCO is rebuilding its group of Local Listing Brokers as well.  That process is in place now.  Each M&M Contractor issued requests for applications to become a Local Listing Broker.  The process is very competitve, and the winners stand to be richly rewarded with an ever flowing river of assignments (listings).

Another change in the process is the commission earned.  The commission will be a total of six percent whereas it is now five percent total commission with all of it assigned to the Selling Broker.  In the new scheme, the six perceont will be split between the Selling Borker and the Listing Broker.  The Listing Broker still has the opportunity to represent both sides of the transaction and therefore earn the entire six percent as negotiated with the buyer.

So listing HUD Homes can be a great way to build your business in real estate especially with the coming changes.  And with so many mortgages now being insured by FHA, the foreclosures will continue to increase and flow into the HUD Homes process.
