Here is another great neighborhood in South Fulton in the city of Fairburn, 30213.  This neighborhood has three and four bedroom homes with two and half bathrooms built by Eric Chafin Homes.  Construction started in 2005, and there is one home listed since 2008 available for sale.  The construction is very nice on the homes and includes stacked stone, wood plank siding and brick in various combinations for each elevation.  The neighbors in this community work closely together to keep everyone up to standards and help the value of the community growth.  All in all this one is another great Fairburn neighborhood in the Creekside High School district.

The neighborhood has had its share of foreclosures.  Currently two of the three listings are foreclosures.  The foreclosures that come about in this neighborhood do not stay on the market long - on average less than 15 days.  Buyers realize the value of the homes and the level craftmanship for the price point. The average price of the homes has dropped about 27% on average over the last five years.  The average price of the homes in 2006 was around $190,000 whereas in 2009 to 2010 that average price is around $140,000 and seemed to have leveled out.  So there is some room for price appreciation which makes these properties a great value especially for the first time home buyer.  (see graph below)

The volume of homes sold from year to year has fluctuated as the overall real market has seen fluctation (see the graph below).  Sales were heavily influenced by the tax credits and builder incentives in 2008 and 2009.  Also there was less reporting from the builder in the MLS in 2006 and 2007.
