Buyers are encouraged to hire a buyer's agent, but what about our clients who are leasing? We need to encourage them to hire an agent as well, and I have seven reasons to support this concept. Here is reason # 3 - access to property information.
Agents have access to the MLS, and agents understand how to look through county property information. Why is this important? Well, what if you the client are meeting with a guy who says that he owns the property and is ready to rent it out to you. He has not taken an application or provided you with any information that verifies who he is or that he owns the property. You the client take him at his word because 'he seemed like a nice person.' You move in and pay rent for three months only to get a knock at your door from the Marshall telling you to move out in 30 days or else be evicted.
You, the client, could have prevented this scenario by hiring the services of a real estate professional who would know what questions to ask up front and how to guide you through the transaction. And you may have paid the real estate professional a fee for his or her services, but you didn't losing thousands of dollars in the process.
Hire a real estate professional and let him or her help you find a good lease property and do the research to verify the legitimacy of the parties involved in the transaction. You may just save yourself a major headache in the long run! By the way my scenario is based on true events.
